John believes that the success of any real estate development rests with the foundation established at the onset of each project. "In Mexico," states Mr.Solis, "I have seen too many ventures that are flawed from the beginning due to a developer's common perception that with the exception of the language developing in Mexico is the same as doing so in the United States. This is far from the truth, just as I found out the hard way almost eighteen years ago."

Having been in the real estate development business for approximately twelve years prior to relocating to Mexico, Mr.Solis and his joint venture partners quickly learned that the bureaucracy in Mexico held some interesting intricacies never anticipated. Negotiating with the municipal, state and federal governments presented some hard facts that never had to be dealt with in the United States, and equally as important was learning the how-to-do-business-in-Mexico part of the equation. Contracting construction services was also different, most notably due to the concept of the "anticipo".

The creation, and subsequent administration, of the ownership and business entities requires careful planning at the onset in order not to drastically affect a project's bottom line. "The Mexican Federal Labor Law," says Mr. Solis, "requires a sharing of a company's profit with its employees, and thus must be given careful consideration at the start-up."

John's proven approach of assembling a phenomenal project team to create a successful real estate development venture is evident in two of Mexico's most successful projects, Palmilla and Cabo del Sol, both located in Los Cabos. As CEO for Cabo del Sol for ten years, and Palmilla for fourteen years, John demonstrated that the key for these projects' continued success was the foundation established from the beginning.

Mr. Solis has been president of the Los Cabos Real Estate Developer's Association for the past five years, and is actively involved in the community by serving as a governing board member in the Municipal Water Commission, the Municipal Real Estate Property Tax Commission, the Municipal Urban Planning Commission, the local Businessmen's Counsel and the State's Employment Tax Fund. He is an avid golfer and fisherman, as well as, a dedicated family man. As a Vietnam era veteran, he studied both architecture and law, and holds a degree from the University of Michigan at Ann Arbor. Of all of his accomplishments, he is most proud, however, of having worked his way up to the top of his profession by starting at its bottom.
